HOUSE EXTENSIONS

Stage 1: Team introduction

Your Pro Lofts team leader will arrive at 8 a.m. prompt and will introduce himself and the rest of the team. He will also receive any deliveries and store them in a safe place at the property, the materials will then be covered up and protected from the elements of the weather.

Stage 2: Foundations

The team leader will measure out and mark down the foundations in the correct area.

Cut through any concrete base or patios if needed and remove any debris.

At Pro Lofts 80% of our foundations are hand-dug as we believe in taking care of any gardens sounding the property.

Once the foundations are at the correct depth, they are checked by a building control officer and once they have been passed, the foundations are then mass pored with fibre reinforced concrete, and left for one week to settle before carrying out any brickwork.

Stage 3: Brick work up to D.P.C and over-site

The team will measure and set out your new extension, constructing the brickwork up to the point of the damp protective course in one day.

Stage 4: Concrete over-site, sub-base

The extension over site base is then prepared and concreted to form a sub-base for the new inside floor.

Stage 5: Construction of brickwork

The team will construct the outer skin of brickwork up to the height of roof plate, followed by the inner skin of blockwork, insulating the cavity along the way.

Once the brickwork is at the height of the roof plate the team will cover over the top of the cavity wall to prevent any water making its way in to the cavity.

Stage 6: Roof construction

The construction of the roof is normally carried out within 1–2 days.

The team will construct a timber roof frame from architect and engineers design, it will then be made water tight with the correct materials to match the property.

Stage 7: Installation of the windows

The team would have measured the windows at an earlier stage in the project preventing any delays in the process; these can now be fitted bringing your extension to the stage of being a water tight shell.

Stage 8: First electrics and plumbing

Installation of all first fix electric cables for plug sockets, light switches, pendent lights, spot lights or any outside lighting, smoke alarms or heat detectors.

Installation of all first fixes plumbing for en-suite, wet rooms, bathrooms, kitchens, utility rooms or any additional radiators.

At this stage, we would recommend that the home owner takes some time with the team leader to discuss positions of fixtures and fittings, to create the ultimate Pro Lofts finish.

Stage 9: Floor Screed and plaster boarding

At this stage, the team will lay a damp protective membrane on the over-site sub-base, followed by a layer of 75mm insulation board then the floor will be concrete screeded to the same level as the house floor.

When this is complete, your extension space is then plaster boarded ready for plastering works.

Stage 10: Plasterers stage

When the plastering team arrive on site, they will be introduced by the team leader, once they have been familiarised with the site the team will begin bringing in materials and start preparing the plasterboard ready for plastering the next day.

All plastering works will be finished within 2 to 3 days, at the time this is taking place the extension team will continue on the outside and finish off any exterior works.

Stage 11: Second fix

The team leader will call back the electrician to fit any second fixtures and fittings i.e. plug sockets, lights.

Also, he will rebook the plumber to carry out a similar process, all second fixtures and fittings.

Whilst the above is taking place, the team will be finishing off all of the second fix timber work i.e. doors, skirting, architraves and trims, we are now at the closing stages of the project.

Stage 12: Snagging and hand over of the project

Our team leader will then book a convenient time with the customer, to take a walk around the site and point out any snags that they may have picked up on, we can then add this to the list we would have made prior to the site walk.

Once the list is complete the team will proceed to tidy up any lose ends that maybe on the snagging list.

Once the snagging is finalised we call in our Pro Lofts cleaning team, they will clean the new extension, we will then hand over your new living space.

Stage 12a: Hand over pack

A week or two after we hand your project over, you will receive a hand over pack in the post, this will contain all of the paperwork from Pro Lofts and any certifications you may need.
