LOFT CONVERSIONS

Construction & Design

When constructing a new loft conversion, there are other companies that will just supply an architectural drawing, but at Pro Lofts we’ll have one of our structural surveyor’s pay a visit to the property and inspect your existing structure. Then calculate how to maximise your new space and create the best design for you and your Pro Loft conversion.

By taking the time at this early stage to carry out a survey, this will bring benefits later, by reducing the need to install large and heavy steelwork which can take up valuable space. This is a service you would not normally be offered by other loft conversion companies.

This is something that is very important to us at Pro Lofts and is an extremely valid reason why customers should choose Pro Lofts.

Floor construction

When constructing your Pro Loft conversion, the team will install any flitch or steel beams if required, we then Install new floor joists as per our Pro Lofts architect’s drawings and structural engineers report.

Ceiling & Wall Construction

All structural work that is carried out by the Pro Loft team will be done in accordance with the structural engineer’s report, and overseen by our Pro Lofts surveyor.

Insulation

Insulation is an important factor of any loft conversion and will be carried out in accordance with today’s Building Control Standards and regulations.

Wall Coverings & plaster Finish

All walls will be over boarded using a 12.5mm plaster board and all abutment of the plaster board will be scrim taped to prevent any cracking, once this has been achieved all walls will be skimmed with plaster.

Staircases design

Once the floor joists have been installed, it’s time for our Pro Loft stair surveyor to take some dimensions and start to design your new staircase. Also at this stage we take the time to make notes on your original stairway, so that we can match any balustrades and head heights, this helps us bring to your home a feel that both of your stairways will flow up through the property as one complete staircase.

Plumbing & Gas Safe

At Pro Lofts, we only use gas safe plumbers and at the end of any project that we carry out the customer will always receive a gas safe certificate in their Pro Loft handover pack.

The gas safe certificate is also put in place for any of the building control officers to sign off your project at the closing stages.

Electrical Installation

At Pro Lofts, we only use NICEIC” certified electricians, and at the end of any project that we carry out the customer will always receive the electrical pass certificate in their Pro Loft handover pack.

Fire Safety & Alarms

All fire safety regulations are normally covered by the architect and the building control officer.

The procedure is normally a change of doors on all rooms that are lived in, i.e. bedrooms lounge/dining rooms and kitchens these will all become protective fire doors.

This is a method to create a safe exit corridor from the top of the property to the bottom, also there will be linked fire alarms on each floor, and this means, if one of the alarms was activated all of the remaining alarms will be activated as well.

The reasons these requirements are put in place, is because you are adding a 2nd story to the property and it is a requirement of building control.

The Pro Loft Finishing Touch

At Pro Lofts, you will receive a handover pack at the end of your project, this will contain a big thank you for your business and some after-care information if you should ever need us.

You will also receive any electrical or gas safe certificates and your building control sign off.
